Property Management

At Resort Town Lodging we take a family approach to caring for your property.  While quality and service are extremely important to our guests, it is equally important when it comes to professionally managing your property.  Resort Town Lodging is a small family-run business here in Breckenridge.  We don't aspire to manage hundreds of units like some of our competition; rather, we strive to provide high-quality personal service to a small group of homes under our care.

For the 2009-10 season we will be limiting our properties under full managment to 12 or less.  The good news for you, the homeowner, is that your property won't get lost in the shuffle like it might with a larger company managing 100 or even several hundred properties.  Each property under our care receives the highest level of attention to detail, which results in achieving the best results possible for your home.

Caring for your property is, of course, number one and we pledge to you that we will take care of your home as if it was our own.  We will make sure scheduled maintenance is performed as well as the scheduling and completion of any repairs that should arise.  Physical inspections of the property before and after guests are a part of our regular routine as well as cleaning and resetting the property for each new arrival.  Of course all repair and maintenance items are discussed and approved by you, the homeowner, prior to scheduling.

Guest Quality:  Our saying is “we provide accommodations for families, not fraternities.”  When it comes to booking guests in your property, we take care to screen each and every guest prior to completing the booking process.  Our target guests are families--not groups of twenty-somethings looking for a place to have a weeklong party.  Each booking is physically spoken with to confirm the name of each guest that will be staying at the property, as well as a discussion of policy and procedures for arrival.  This happens regardless of the guest booking online or by calling our 800 number.

Marketing:  In today’s very competitive vacation rental market, it is more important than ever to have a diverse and broad marketing program for each property.  Resort Town Lodging generates maximum exposure through our highly optimized website as well as over 50 other media locations, including social media sites, daily blogs, and traditional printed material.  Our partnerships with several lead generation websites provide more exposure to our target audience: families.  All of our hard work translates into more traffic, which results in increased bookings for our family of properties.

Income:  The number one complaint from homeowners that have used other property management companies is lack of revenue generated from bookings.  In most cases this is due to an abundance of properties under management and the bookings just get spread too thinly.  Another potential cause is how inquiries are handled.  Do the people handling the inquiries have a vested interest in the property or are they a $10/hour employee that really lacks the motivation to get the booking?  Since Resort Town Lodging is a small family-run business limiting our properties under management this season to 12 or less, we guarantee each property will get our undivided attention.

Accountability:  As the homeowner, we feel it is important for you to know how your property is performing at any given time.  Our homeowner login section of the website allows you to check in on your property’s performance any time you wish.  Print monthly reports, view availability, and schedule personal or private guest use.  Ten Peaks Lodging not only provides you with these monthly performance reports, but will also provide you an end-of-the-year accounting for your tax preparer.  We are also responsible for preparing, filing and paying the collected sales and lodging tax for the property.
