Terms & Conditions

Reservation Policy:
The initial deposit equal to 50% of the total reservation amount including sales and lodging tax is due upon booking of the property.  The full lodging balance is due 60 days prior to arrival.  The full lodging balance is inclusive of the rental rate, all taxes, surcharges, deposits, damage waiver and additional fees.
 
Security Deposit Protection:
This Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply.  Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy.  The Security Deposit Protection can be purchased up to, and including at, check-in.   By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Resort Town Lodging any amount payable under the terms and conditions of the Security Deposit Protection.  Please contact Resort Town Lodging directly if you do not wish to participate in this plan or assignment.
 
Cancellation Policy:
If Guest cancels more than 60 days prior to arrival, all deposits will be returned within 10 business days.  If Guest cancels less than 60 days prior to arrival, Guest will forfeit all payments unless the exact dates can be re-booked by another party.

Rules and Regulations:
The Guest(s) agree to the following Rules and Regulations during their stay.
• Check-in time is after 4 p.m. MST and check out is no later than 10 a.m. MST.
• Guest(s) agree to occupy the premises, use all appliances, fixtures, and furniture in a safe manner and only for the purpose for which they are intended, and shall not litter, destroy, deface, damage, alter or remove anything in the premises or any of the common areas or grounds.  Guest(s) shall maintain the premises in the same condition as it was at the time of check in.
• THIS IS A NON-SMOKING HOME.  VIOLATORS ARE SUBJECT TO SUBSTANTIAL CLEANING FEE.
• Minimum age requirement is 25 years of age unless accompanied by an adult guardian over the age of 25 or parent.  The number of Guests that may occupy this property are limited as listed on the initial property information page viewed prior to booking.
• Daily maid service is not included in the rental cost.
• Hot tub:  No children under the age of 10 are permitted in the hot tub at any time.  When using the hot tub, remember there are certain health risks associated with its use.  Use at Guest’s own risk.  Hot tub covers are for insulation purposes only and are not designed to support a person or persons.  Remember when not using the hot tub, leave the cover on so hot tub will stay warm.
• Pets are permitted only with prior written approval.  Guest(s) are solely responsible for having pets on leashes, cleaning up after pets, and all damage and replacement of damaged items due to pets.
• A $50 fee applies to all returned checks due to insufficient funds.
• At the end of the reservation period:  Guest(s) shall vacate the premises prior to check-out time, remove all personal belongings and leave premises as clean and in the same good condition as at the time of check in.  Guest(s) agree that any personal property left in or about the premises after check out, shall be considered abandoned property and the Owner shall have the right to dispose of such property without liability.

By providing credit card information and booking a Breckenridge Vacation Rental property with Resort Town Lodging, Guest(s) hereby give permission to Resort Town Lodging to charge their credit card for the amounts listed on the reservation plus any additional fees and deposits.  Guest(s) hereby agree to all terms, rules and conditions of this Agreement.  The Agreement, the rights and obligations of the parties shall be governed by the State of Colorado.
